Community Profile

Located in the Ozark Mountain Region of Northwest Arkansas, Holiday Island is a resort/retirement community spread over 4,500 acres of which about 800 acres is an "island" carved out along the south end of Table Rock Lake. Bounded on the north by the Arkansas-Missouri state line, Holiday Island is a private community consisting of approximately 5,000 home sites, all with central water and sewer in place. Currently, the population of Holiday Island is about 3,200.

Holiday Island Suburban Improvement District #1 (HISID) is a public corporation organized July 2, 1970 under the Arkansas Suburban Improvement District Law to provide Holiday Island with a public road system, water works, sewer system, fire protection facilities, and recreational amenities. A five member Board of Commissioners elected for three-year terms by the property owners governs the community. A District Manager administrates the operations of the District and reports directly to the Board.

HISID boasts a very strong financial position. Approximately one-half of the District's revenues are from annual assessments paid by each property owner. It is the District's responsibility to maintain the roads, operate the water and sewer systems, and operate the amenities. The Developer, Tom Dees, was formerly the General Manager for MCO Holdings, the Developer for ten years prior to Mr. Dees' acquisition of the undeveloped property in 1990. The Developer's role is to plat and sell lots, and build the infrastructure of the community. Since 1970, the Developer has turned over the "developed properties" to the District debt free.

Holiday Island has three fire stations, a Fire Chief, and two full-time firefighters/EMTs and a volunteer crew of twenty-five firefighters/emergency medical care personnel. Currently, our fire rating is a "5", one of the lowest in the area. Recently, Holiday Island became an Arkansas FireWise Community. FireWise is a plan to help protect homes and buildings from forest, grass, and brush fires. The District contracts with the Carroll County Sheriff's Office to provide year-round security.
